The Application deadline is Monday, July 8, 2024 by 11:59 PM (EST). This is a DCSAA pay grade 42 position. OCCUPATIONAL SUMMARY

Plans, coordinates, and controls corrective and preventive maintenance activities and capital projects of selected trade groups and contractors involving building systems, facilities, equipment and grounds. Supervises licensed professional contractors, and staff responsible for corrective and preventive maintenance activities and capital projects.

EXAMPLE OF DUTIES

1. Directly responsible for ensuring that all building maintenance systems, equipment, and grounds are properly maintained at assigned locations. Assists School Board architects and engineers in the recommendation of evaluation of material, specifications, and contract compliance for new or modified facilities.

2. Coordinates design, maintenance, and construction projects performed by District personnel and/or contractors; manages the coordination, planning, programming, budgeting, and cost-effective utilization of in-house resources equipment, vehicles, and supplies, as well as supplementary contracted services when applicable.

3. Supervises employees and participates in interviewing, training, evaluating staff and assignments, and recommending employment or promotion. Resolves conflicts including documenting performance issues and employee behavior etc. Coordinates scheduling of complementary trades and assignments required to complete jobs.

4. Evaluate and plan projects to minimize the requirement for scheduled overtime. Inspects all overtime projects during execution to ensure the quality and satisfactory completion of work within the time allocated.

5. Ensures employees comply with all policies/procedures and rules governing Miami-Dade County Public Schools’ Maintenance Operations, the State of Florida, and other regulatory agencies. Responsible for uniform implementation and continued evaluation and refinement of District-wide preventive maintenance program.

6. Inspects and identifies facilities discrepancies and needs related to the physical plant. Plans, schedules, executes and monitors corrective and preventative maintenance activities and capital projects. Visits assigned facilities and meet with site administrators regularly. Inspects sites for deficiencies and facilitates action for correction.

7. Identifies and provides for corrections of health and safety deficiencies and develops school-by-school work plans to address such as defined by the School Board, Health Department, the State of Florida, and other regulatory agencies.

8. Ensures a high standard of efficiency by developing, monitoring, and managing systems in support of planned maintenance schedules; evaluates actions performed by contractor and District personnel and ensures compliance with regulations, procedures, and specifications. Administers construction and maintenance contracts, develops contract documents, monitors contractors’ performance, inspects projects, and processes payments to contractors for assigned projects.

9. Use electronic databases, scheduling applications, Computerized Maintenance Management Systems (CMMS), and spreadsheet software programs to create, maintain, review, analyze, and evaluate the allocation of human resources, cost per square foot, work order completion data and other information for reports to be used by various administrative levels and departments through the district.

10. Performs other duties related to general administrative responsibilities of the position.

PHYSICAL REQUIREMENTS

This work requires the following physical activities: climbing, bending, stooping, kneeling, twisting, reaching, sitting, standing, walking, lifting, finger dexterity, grasping, repetitive motions, talking, hearing and visual acuity. The work is performed primarily indoors and outdoors and requires frequent in-county travel.

MINIMUM QUALIFICATION REQUIREMENTS

1. Bachelor's Degree in Business Administration, Public Administration or in a technical field such as Construction, Engineering or Architecture and two (2) years experience in the direct supervision of the daily activities of a large multi-trade work force engaged in the maintenance and construction activities of a large school District or other public/private institution.

OR

High School diploma and a minimum of eight (8) years documented experience in management including a minimum of three (3) years experience in the direct supervision of the daily activities of a large multi-trade work force engaged in the maintenance and construction activities of a large school District or other public/private institution.

2. Knowledge of Federal, State and Local laws, codes, ordinances and rules pertaining to the design, construction, occupancy and maintenance of educational and ancillary facilities.

3. Skilled in the use of Computerized Maintenance Management Systems and project scheduling software.

4. Possession of a valid Florida Drivers License.

5. Demonstrated ability to communicate effectively in both oral and written forms.
